CHILDREN’S DECK AND OFFICE BUILDING (Park Place South)
Children’s Health System
To simultaneously solve for parking needs of Children’s Health System and the Veteran’s Administration, Giattina Aycock Architecture Studio was asked to design a solution which made efficient use of property owned by CHS.
Rather than design two buildings, GA Studio produced a single deck with two separate but intertwined helix spirals. This solution delivered 1600 cars: 800 to CHS and 800 to be leased to the VA for 20 years, at which time CHS could assess its growth and opt to claim all 1600 spaces.
The most efficient deck layout left 25’ unplanned on the urban city block. GA Studio suggested CHS devote this space to a narrow and much-needed office tower with retail opportunities at the street front. With another 5’ of cantilever over the public sidewalk, the upper floors function with a 30’-wide floor plate, capturing over 60,000 sf of office space where none had been anticipated. This solution not only resolves unique parking needs, but also brings people to the street edge and marks the north end of CHS campus with an animated, multi-functional tower – not just a deck of empty cars.
