BELLSOUTH HEADQUARTERS
BellSouth constructed its 700,000 GSF Birmingham, Alabama headquarters in 1971 to house administrative offices for the five-state South Central Region. Like many structures of that era, it is a 30-level high-rise steel frame, fireproofed with asbestos. In 1993, an analysis of the building revealed the asbestos was friable, and therefore hazardous. With monitor and control systems rapidly reaching a diminishing return, BellSouth contacted Giattina Aycock Architecture Studio, Inc. in 1994 to analyze and prepare options for abatement, in conjunction with design of a massive renovation of the building’s interior spaces.
GA Architecture Studio assisted BellSouth with project scheduling and contractor selection, followed by in-depth planning and coordination with the contractor and major subcontractors. Ultimately, the team recommended that BellSouth relocate two office levels to rental space off-site, allowing the contractor to abate and renovate in two-level increments, allowing administrative operations to continue with minimal disruption.
The delivery approach was successful, and the project was delivered ahead of a projected 5-year schedule and under the stated $49.5 million budget, restoring value within a prominent component of Birmingham’s downtown skyline.
